Charlie Lee Tokenization Hot Take: 99% Hype, 1% House Deed 🏠

Litecoin ($LTC) creator Charlie Lee declared that "99% of tokenization is hype and not useful," challenging one of crypto's most active sectors even as Ethereum ($ETH) and the XRP Ledger post sharp gains in real-world assets. Lee made the comments during CoinGape's Voice of Web3 podcast, questioning the practical value of placing real estate, equities and bonds on a blockchain.

The criticism lands as tokenization has surged in 2025. Ethereum hosts more than $203 billion in total tokenized asset value, according to figures cited in the report, while the XRP Ledger recorded over $3.6 billion in tokenized asset value and approximately $1.9 billion in net inflows over the past 90 days.

Lee centered his argument on ownership records. He asked whether placing a property deed on a blockchain would actually transfer legal title, noting that a hacker who steals the deed from a wallet would not become the lawful owner of the house. "The actual source of truth is some government ledger," Lee said, adding: "If the source of truth is not the blockchain, then what's the point?"

Lee's framing positions blockchains as redundant layers when final settlement depends on legacy registries, a tension he said limits tokenization's real-world utility beyond narrow use cases. The remarks drew attention because they diverge from the bullish tokenization narrative promoted by major networks and institutional issuers that have built products on Ethereum and XRP Ledger infrastructure.

Industry data nonetheless shows continued growth in tokenized treasuries, money market funds and private credit, segments that have driven much of the multi-billion-dollar expansion on both chains. Lee did not name specific projects, and his critique targeted the broader premise of on-chain asset representation rather than any individual protocol or issuer.
